When should a roof be replaced?

There are many signs that it is time to replace your roof. Missing shingles, cracked or curling shingles, blistering or peeling paint, damaged flashing, your roof is rotting, leakage on the attic after heavy rains, Stains on interior walls or ceilings, High energy bills. Any one of these could be an indication that it is time to install a new roof.

Also, you should find out how long your current roof has been on your home. A roof life ranges anywhere from 15- 50 years depending on which shingle you had installed on your roof. Ask one of our roofing contractors to determine the life of your roof.

Choose the right roof and roof color for your home.

If your replacement roof is low pitched roof, you may not have a choice in the roofing material used. J.M.Grove and the manufacturers recommend that EPDM rubber roof be installed on Flat roofs. Rubber roofs are one of the most common types of low-slope roofing materials. This is because it is relatively inexpensive, simple to install, and fairly clean to work with when compared to conventional built-up roofs. There aren't the odors and fumes that accompany built-up roofs which appeals to many property owners.

If your roof is pitched then you can choose from a variety of pre-approved roofing materials by Grove. Asphalt roof, shake & composite shake roof, slate & composite slate roof, and standing seam metal roof to name a few. Choosing the right material on your roof, you should consider the look you want for your home, the life expectancy you desire and the price.

The color chosen should compliment your houses decor. Matching your roof with the siding or using the same color as your previous roof is a good way to choose your roof's color. When choosing a roof color, you should be advised that the lighter the color the longer your shingles will last. Speak with our roofing contractors to pick the perfect roofing option for your home.

How long does it take to replace a roof?

Replacing a roof, whether on a commercial or residential building, is a labor-intensive project and, depending on the type of roof, could take a roofing company anywhere from a few days to 2 or more weeks, depending on the size and difficulty of installing shingles on your roof. The time involved is substantially affected by the weather, as well. Wind, snow, rain, or even just the threat of one of these and will slow the process considerably. For built-up roofs, removing and replacing the roof will probably proceed at a rate of approximately 1,500 square feet per day. For single-ply roofs, the rate is closer to 2,000 to 4,000 square feet per day.

Getting the full life span out of your roof

J.M. Grove recommends proper ventilation should be applied with your new roof. Allowing moisture to escape from your roof will drastically improve your roofs life. Proper ventilation will remove moisture and heat from the attic. Trapped heat and moisture can raise energy costs, cause ice dams, and damage roof system components as well as structural and personal items located inside the attic where temperatures can easily reach 150 F degrees. Condensation that forms inside attics can be caused by the use of washing machines, dish washers, bath tubs, showers, and tumble driers and damage the integrity of the roof unless these items are properly ventilated. Proper ventilation can also decrease the amount of roof repairs necessary throughout the life of your roof

roof inspectionIce and water shield is a self-adhered protective membrane that sits between the shingles and roof deck, providing roofs ultimate protection against the elements. Ice and water shields should be installed on all the edges of your roof and around any penetration points (i.e., chimney, skylights etc) to prevent water damage caused by ice dams. Ice and water shield give an extra layer of protection around the most vulnerable sections of your roof, it is highly recommended.

J.M. Grove recommends preventative maintenance roof repairs every five years to prevent costly repairs before they happen for your roof. Grove has a 21 point inspection list that includes caulking, checking for penetration points, fixing any loose shingles and repairing fish hooks to name a few. Preventative maintenance can prevent leaks and costly damages to your home before they happen.

Apply these tips to your home and you will get the full life expectancy out of your roof and save yourself money!
